Important. An emergency repair, out of hours
No out-of-hours repairs number has been published yet, and we are not going to print one that does not ring. If you live in a home we manage and something has failed that cannot wait — no heat, no water, a door that will not secure, water coming through a ceiling — use the repairs route below and say it is an emergency. The number will be published here, and given to every resident, before the first resident moves in.
Repairs, damp and mould
Do not use the form on this page to report abuse, neglect or an emergency repair. It is not monitored around the clock. If you already live in a home we manage, the residents page has the repair, safety and complaint routes in one place. If you have nowhere to sleep tonight, go to the housing options team at the council for the area you are in — it has duties to you under Part 7 of the Housing Act 1996 and it is a faster call than any provider. Shelter runs a free national housing helpline and the National Domestic Abuse Helpline runs a free 24-hour line — their current numbers are on their own websites, and we will not print a number here we cannot verify.

Bluebell has not published a main enquiry number yet. When it does, it will appear here and in the footer of every page. Opening hours will be published with it, and so will what happens outside them.
What we do instead
Leave a name and a number and a person calls you back. The person who calls is from the team that owns your route — not a switchboard — and the reply window is printed on the route you used.
Tell us if you need us to reach you a different way. We can arrange Relay UK, a BSL interpreter, a spoken-language interpreter, or information in large print, easy read, braille or audio — at no cost, and from the first time we speak. There is a box for this on the form.

The things people ask us before they send anything.
It goes to the team that owns your route. Someone from that team calls or emails you back inside the window printed on that route. You will not be passed around.
Say so. Working that out with you is part of the job — “I am not sure yet” is the first option on the form and it carries the same weight as the rest.
No. We provide accommodation and housing-related support: help to hold on to a home, manage a budget, deal with a benefit claim, keep a home running and stay safe in it. We do not help anyone wash, dress, eat, use the toilet or take medication — that is personal care, it is a regulated activity, and we hold no registration for it. If someone needs both, tell us: it can often be arranged alongside us by a registered provider, and it is far better sorted out at the referral than after a move. What supported housing actually is sets the line out in full.
The team that owns your route. If what you tell us suggests someone is at risk of harm, we may have to pass it to the council, the police or a regulator — we would tell you if we could, but we cannot promise to keep it between us. How long we keep your details, and who else sees them, is set out in our privacy notice.

Yes, and you should. Nobody should be asked to accept a home they have not stood in, and nobody is asked to decide on the day they visit.
